    <description><![CDATA[<p><em>Secrets Behind the Finishes</em> is a podcast for homeowners who want to understand what really goes on behind a building or renovation project, before the drawings, finishes, and visualisations take centre stage.</p><p></p><p>I’m <em>Andrea Maugeri</em>, a UK-registered architect based in London. Over the years, I’ve worked with many clients who are not from the construction world, yet find themselves having to make some of the biggest and most complex decisions of their lives, often with very little guidance on how the process truly works.</p><p></p><p>This podcast is about bringing clarity to that process.</p><p></p><p>We talk about the early decisions that shape a project, the questions worth asking, the risks that are often overlooked, and the points where projects commonly go wrong. Not in theory, but through real experience from practice.</p><p></p><p>This isn’t about architectural styles or trends, and it’s not about selling a particular way of building. They run into trouble because key decisions are made before the property is properly understood.</p><p>In this episode of <em>Secrets Behind the Finishes</em>, I explain how I read a property as a system before buying or extending it. Drawing on my experience working on residential projects, I talk about why first impressions are often shaped by time pressure and incentives, and why a single viewing is rarely enough.</p><p>I walk through how light actually behaves throughout the day, why windows are the critical interface between inside and outside, how noise, ventilation, and layout affect daily life, and which small, often-overlooked checks can reveal future comfort, cost, and risk. Along the way, I separate what is fixed from what depends on context, so it’s clearer which trade-offs are being made, often without realising it.</p><p>This isn’t about spotting faults or becoming an expert. It’s about learning how to slow the process just enough to see clearly, ask better questions, and avoid early assumptions that are difficult and expensive to undo later.</p>]]></description>
