It also seems to be closer to pre-pandemic activity and a more balanced market. At the end of last month, sale prices were up 1.5% from the previous month and up over 6% from last year. It’s taking longer for homes for sale to go under contract and buyers are able to do a lot more negotiation than before. Buyer demand continues to lag behind. This is likely due to mortgage interest rates that really aren’t’ going down significantly enough for buyers to notice. Mortgage rates are coming down. Today, the Federal Reserve announced they will lower the federal funds rate by half a percent. This will allow rates to go even lower than today's rate of 5.7%. This is great news for anyone thinking of buying a home or refinancing their mortgage.</p><p> </p><p>The Federal Reserve based the decision on the fact that levels of inflation are continuing to go down. The consumer price index (cost of goods and services) is now down to 2.5%, which is so close to the goal of 2%.</p><p> </p><p>Additionally, the latest real estate market data for September 2024, shows that home prices remain stable while it's taking longer for homes to go under contract. The National Association of Realtors (NAR) announced changes to their practices and procedures as a result of the real estate lawsuit settlement. These changes take effect August 17, 2024. Major changes include (1) sellers will not be allowed to disclose offers of compensation to buyer agents on the multiple listing service (MLS) and (2) buyers will be required to enter into a written agreement with MLS participants before touring a property. This means that if you’re buying a home, you must be prepared to pay for your real estate agent. According to a NAR report, 89% of buyers chose to use a real estate agent. We think this trend will continue. There will be one more CPI report on March 12th before the Federal Reserve announces the federal funds rate on March 20th. </p><p>In Northern Virginia, inventory spiked 70% between December 2023 and January 2024. Mortgage interest rates hover between 6.1% and 6.9%. The market activity is picking up with more homes for sale, more buyers looking for homes, and more mortgage applications.       <description><![CDATA[<p>Presently, mortgage interest rates on a <a href="https://www.nerdwallet.com/mortgages/mortgage-rates">30-year fixed loan</a> are down to around 6.8%. This is a big difference from just one month ago when rates were closer to 7.8%. This is great news for anyone thinking of buying a home as they can expect to be able to afford more. For example, a home loan for a $500,000 home with 20% down at 7.8% is about $3,500 per month (with taxes and fees). The same conditions at 6.8% is about $3,200 per month. A $300 savings each month adds up to about $108,000 over the life of the loan.</p>]]></description>

      <description><![CDATA[<p>There has been a lot of news going around about a recent lawsuit that affects the real estate industry. According to the <a href="https://www.nar.realtor/breaking-news/update-in-case-of-burnett-v-nar-et-al">National Association of Realtors</a> (NAR) press release, “after an 11-day trial in the case of <em>Burnett v. NAR et al</em>, the eight-person jury in a Kansas City, Mo., federal courtroom, came back Tuesday and found the National Association of REALTORS® and other corporate defendants liable in the case.” NAR along with Homeservices of America and Keller Williams Realty were found to be liable for $1.8 billion in damages for conspiring to keep commissions artificially high. It is important to note that this case will likely be appealed and most experts think this will take years to unfold. There is also much speculation on how this affects the real estate industry.
